Step 1: Find Out How Much Home You Can Afford

Meet with Andy Jorgensen of Platt Park Mortgage to go over your

• financial situation,
• credit history, and
• down payment.

Together Andy works with you to determine how much you qualify for as a monthly payment and as a home purchase price. In addition, Andy gives you valuable information on  first time home buyers programs that are available for Denver area real estate, as well as the $8,000/$6500 home buyer tax credit that’s being offered to any home buyers that qualify (see Eligibility) by purchasing before April 30th, 2010. Andy  writes a pre-qualification letter on your behalf, so sellers know that you’re pre-qualified for a loan.

Step 2: Create a Profile of Properties That Interest You

Once you and Andy have come up with a price range of homes you’re interested in, you’ll meet with Dan Polimino and/or Gary Lohrman to discuss

• what you’re looking for in your dream home
• which areas of Denver you like
• the neighborhoods you prefer and
• the types of properties that interest you and like to view.

Your priorities and preferences are utilized by Dan and Gary to select a list of properties that meet your needs. Showings of the selected homes  are scheduled at your convenience, and fall within your price range and criteria.

Step 3: The Home Loan Process

Called “process” for a reason, step 3 is completed over a few weeks time. As you’re looking at real estate with Dan or Gary in and around Denver,you begin the loan process by gathering the financial information that will be needed to qualify for a mortgage. Andy provides you with a check list of items you’ll the lender needs, along with a written good faith estimate that includes closing costs and mortgage rates.

Step 4: Choose A Home And Apply For A Home Loan

Upon finding your dream home, Dan and Gary will write a contract for you and negotiate with the seller to find an agreeable price, keeping you in the loop at every turn. With the Seller’s acceptance of your contract, you are ready for Andy to guide you in your  application for a home loan, process.

Step 5: Welcome Home

Typically, from the day the property goes under contract ’til the day of your closing, is 30-45 days. In those 30-45 days,

• your loan is processed,
• your property is appraised and inspected,
• and necessary repairs if any, are completed.
